Payment Terms  

The Villa Sites

•  Purchase reservations are held for 30 days from the date of execution of the Reservation Form. During this time a deposit of Baht. 50,000.00 is payable.

•  On receipt of your signed Reservation Form, we will forward you a Master Purchase Agreement (The Agreement). You are required within 30 days to review and execute The Agreement. During this time an amount of Baht. 3,000,000.00 ( Three million only ) will be due and payable. We will then transfer the deed of the plot over to your company name.

•  Construction of the house will start as soon as 30% of the Balance Amount after deducting the above two amounts from the Purchase Price is paid. This has to be done no later than 90 days from the execution of The Agreement.

•  Once the foundation is ready (the first phase of construction), another 30% of the Purchase Price is payable.

•  When the 2 nd phase is ready, another 30% of the Purchase Price is payable. This usually takes 90 - 120 days from the completion of the first phase.

•  On completion of the house, and the signing off and handing over of the keys, the final 10% is payable. Total completion of the house from start to finish takes approximately eleven months.

Land area per house : Starting from 850 sq. meters. Please refer to the individual plots for actual sizes.

House Area starting from approximately 402.77 sq meters depending on the house type.

Maintenance Charges per month : Baht. 30.00 per sq. meter of Land ( To be paid yearly in advance )

Optional maid, laundry, repair and other maintenance services are also available for individual owners. And of course, if you do not feel like cooking, there is room service and catered dinners available upon request from our restaurant from 0700 – 2300 hrs.

Live there full-time or spend part of the year there, it's totally up to you. Should you choose to let your villa while you are away, Sira Sila Estates will add your villa to its rental pool, providing an opportunity for excellent returns on your investment. Further, owners utilizing the rental pool will have reciprocal rights at our immensely successful group of resort properties presently in Hua Hin and Takiab.
